Private apartments
There are many private apartments near campus or downtown. The average monthly rent is from ¥20,000 to ¥40,000 for a single person.
How to find an apartment through a real estate agent
(1)Communicate your requirements.
Provide specific details of your requirements, such as maximum rent, layout, size, etc.
(2)Go see an apartment that meets your requirements.
It's free of charge. If you do not like it, you may decline. If you want the time to think, let them know. You may be asked to pay a deposit at this time.
(3)Sign a contract (draw up a contract).
- The contract contains difficult terms, so make sure you understand the contents before signing and affixing your seal.
- It is necessary to have a joint surety for the contract.
- At the time of contract you need to be able to pay an amount equivalent of four to five times the monthly rent. This includes the rent for the first month, a security deposit (shiki-kin), and other deposit (called "rei-kin" meaning gift money).
- The written contract is the document which prescribes the period of contract, the content of the contract, the amount of the deposit, etc. You should keep it until the termination of the contract (the time when you move out of the apartment).
- The joint surety is responsible for paying the monthly rent or the cost of damage to the apartment in your place in case you cannot pay. You must ask a person you know very well to be your surety. It is a good idea to talk with the GSO first. Please consult with the GSO first.
- The security deposit is sometimes paid back at the time of moving out (if the rooms are in the same condition as when you moved in) but the other deposit (reikin) will not be returned.
